The Renters’ Rights Act 2025 came into force on 1 May 2026: section 21 is gone, assured shorthold tenancies are abolished, every assured tenancy is periodic, and the rent-increase rules changed. Most landlord guidance online still describes the old system. These tools are built on the law as it actually stands now, with the official source linked on every page.
